Guest Access:
- Strictly no smoking- any evidence of smoking will result in a $300 fine.

- No parties or events, penalty applies or immediate termination of booking.

- If you do lose keys to my property, you will be charged $300

- Check out time is by 10 am. This will require keys to be placed back where you collected them before the check out time.

- Any guests beyond the number listed on your itinerary will be charged a penalty at $100 per person per night. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy.

- Please wash all dishes when leaving, $5 per dish applies if you require us to do the dishes for you as this takes up additional time for our housekeepers.

- Late check in is available given at least 24 hours notice.

- Fee applies for cancellation, please book carefully

- Any bookings not paid in full 7 days before check-in will be cancelled. Please contact us if you have any trouble making payments

- Due to use of fraudulent credit cards (Police report E131605802 Constable Duncan from Leichhardt LAC) we need to verify your ID before check-in. If you're unable to provide verification. Your booking will be cancelled

- Guest is required to provide proof of credit card with matching ID. If you're unable to do so, please do not proceed with booking.

- No smoking anywhere in the unit, we love the smell of Sydney's fresh air;

- Take-off your shoes when being at home.

- The house is always spotless clean as we are a very proud home owner. I love to socialise but privacy is also respected and assured. Happy to give you directions & ideas about touring, eating out and places to see in Sydney.

- Pets, we love pets but unfortunately it's a building requirement;

- Do not touch the fire sprinkler, it'll cause the units above and below as well as units around to sprinkle. After that, it'll alarm the fire brigade. The cost of the fire brigade visit is a minimum of AUD2200 and the repair of the entire unit's water damage, it'll be one very expensive bill;

- No excessive noise, we respect our neighbours and our local community, if you're returning late, please keep the noise level to a minimum because the complex is very quiet and night and we would like to keep it that way. If we receive complaints from neighbours, we will terminate the Airbnb leasing with the guest with no refunds. Respect - give it to get it

- Please turn on range hood and open window when cooking; Fire alarm is very sensitive so in the presence of building manager or fire fighters, you will be liable for the cost of it.

- Check-out time before 10am. Late checkout fees is AUD60/hour.

- Detail house manual and house rules will be sent after booking confirmation.

Stringent: No charges will be levied if booking is canceled 61 days prior to check-in. If cancellation is done between 30 to 60 days prior to check-in, 50% of the total booking amount will be charged. Post that, there will be no refund.
