The property is located in a Villa complex, offering a clean, quiet and well built environment with a walking distance location to all the needed amenities, restaurants and shops. Katia is uniquely positioned with walking distance proximity to Lombardi Beach for those who prefer to escape the crowds on noisy Protaras and Ayia Napa. The south-east facing beach at Nissia Loumbardi has good road access and amenities and is set in a large well enclosed bay. There is a small car park above the beach to the north where boats tie up to a long rock breakwater that curves around the bay. Only a 4 min drive away is the popular Fig Tree Bay, a 500-meter-long bay boasting golden sands and crystal-clear waters, it is a certified blue flag bay and has been voted the third best beach in Europe in 2011 by Trip Advisor. The beach is suitable for families with children as there is an abundance of shallow waters. Next to Fig Tree Bay is the sought after Protaras strip where you can find a vast amount of shops, restaurants, bars and clubs that suite all needs.
Back at the Villa the pool area offers plenty of sunbathing space and is furnished with solid quality and modern furniture with comfortable sun beds and rattan sofas setting the scene for a real oasis of calm and tranquility. The swimming pool has variable depths in addition to flood lights making it a safe and relaxing option at night. If you prefer a little shade, that's provided too by a shaded terrace which is footsteps away from the swimming pool where you will be welcomed with a six piece comfortable rattan coach set.
Through high sliding doors you will be able to access the fully air conditioned living room which is furnished with two leather white sofas gathered around a wooden coffee table which provide a comfortable atmosphere to enjoy the free WIFI and plasma TV with Internet TV offering UK T.V. with Sky sports and unlimited movies (as well as international channel options). The living room opens through to a superbly equipped kitchen with all the necessary appliances offering granite counter tops, microwave, dishwasher, large refrigerator, freezer, high quality electric cooker, oven, toaster, electric kettle and other appliances making the property feel like a home away from home.
The 3 large air-conditioned rooms are on the second floor and can accommodate 6 adults with ease and boast large wardrobe space for storage and hanging. The en-suite Master bedroom is furnished with a queen bed and has direct access to the veranda which has views of the Mediterranean Sea. The second and third bedrooms are both en-suite and are furnished with a double bed and 2 single beds respectively.
