Our lovely home is nestled in the quiet Alvarado historic district just 5 minutes from the very center of Phoenix, easy walking distance to local craft restaurants and coffee shops. The common spaces are bright and comfortable, and the bedrooms are spacious. Enjoy delightful evening weather in our backyard, playing giant Jenga or sitting around the fire. The detached back house is perfect for entertainment with games and a large Apple TV, and it provides extra bunking room for larger groups.

Stringent: No charges will be levied if booking is canceled 61 days prior to check-in. If cancellation is done between 30 to 60 days prior to check-in, 50% of the total booking amount will be charged. Post that, there will be no refund.
Loud Music not allowed. Damage: We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.,Noise: To be considerate of the community, we kindly ask to keep things on the quieter-side after 9pm on weekdays, and 10pm on weekends. This applies to any activities outside but on the property, or if you have the windows open.,Cleanliness: Whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used and put any dirty towels in the hamper.,Amenities: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins in the sanitary bin we’ve provided in the bathroom.,Smoking: No smoking allowed in the home. If you are a smoker, please light up at least 20 feet away to be considerate to the next guests.,Parties: Parties and events of any kind are not allowed at our guest house. Any parties will result in full relinquishment of the security deposit.,Trash: In order to not leave overflowing trash for the next guest, we ask that no more than one bag of trash and one bag of recycling be per day disposed of in the large outdoor bins. All additional trash must be disposed of off-property.,Trash (cont.): Further, we ask that any guest staying the night on a Wednesday please bring the bins to the curb on Wednesday night so as to be removed by the city dump truck on Thursday morning.,Animals: Please do not instant book if you plan on bringing your dog. We charge an additional fee for your pet's overnight accommodations that you must agree to in advance. We cannot commit to dog-sitting so unattended dogs must be crated. ,Animals (cont.): All animals (support or family pet) must be announced in advance of a reservation and potty outside, not in crates, boxes or cages inside the home (sorry, we cannot accept cats, rabbits, ferrets, birds, hedgehogs, mini pigs, etc.).,Legal: Guest personally assumes all risks of property loss or damage, as well as physical injury or death that may exist in connection with use of the property.,Legal (cont.): Guest agrees to reimburse Host for damage/losses/theft they or a 3rd party (accompanying guest) incur related to a claim of damage, accident or injury during the use or occupancy of the property.,Legal (cont.): Guest assumes responsibility to protect personal Guest belongings or valuables by always keeping house door locked against unauthorized entry.,Legal (cont.): Upon booking Guest automatically agrees to the need to arrange their own travel insurance coverage for Personal Liability and Health Insurance.
