Located on the ground of an independent private estate and easily accessible, just 4km from Lake Trasimeno and 1 km from the village of Agello.

The beautiful panoramic swimming pool benefits exceptional views during day and night, a tranquil heaven with gazebo and exclusive garden furniture. An old annex beside the paved swimming pool area occupies a small summer kitchen.
The villa renovation has respected the style of the old Umbrian farmhouses: stone, old tiles, wooden beams, original Italian materials. The breathtaking main entrance contains an old working pizza oven and direct you to the exposed beams lounge.

The ground floor consists of a unique lounge with fireplace, living room space with dining table ,fully equipped kitchen, bathroom and utility room. A beautiful pergola connected to the living area, perfect to dine out through day and night with a view to a small lake and sunflower fields. The furnished outdoor dining area is equipped with barbecue and could be access directly to the kitchen.
The house boasts six bedrooms with en-suite bathrooms on the first floor, accessible both from the external staircase with loggia and from internal staircase. Both staircase leads to the first floor with Tv corner, D.v.d and internet connection.

From the Tv room, there is a hallway to six spacious double bedrooms. Each room is differently designed with maximum attention to the original character, with pleasant colors, two of which have four-poster beds. Each bathroom has a hair dryer. Equipped with soaps, shampoos and toilet paper.

The traditional small first floor balcony overlooks the beautiful hilltop skyline of Agello, the property garden lawns, roses and a park of olive grove of over one hectare.

Throughout the house, there is additional air conditioning and heating as per consumption along with firewood and washing machine. Guests have a concierge and can request a cook, a pizza chef and a house cleaner.

Situated at the border between Tuscany and Umbria, the two Italian regions that are mostly visited for their intact nature and their breathtaking beauty. Just 45 minutes from the famous city of Cortona- Under the Tuscan Sun!
The house is located within easy reach of major historic cities. Perugia is 20 km, Assisi 30 km away, Todi is 46 km, Gubbio 67 km, Monte Sibillini National park 108km.
Sienna is 98 km , 155 km to Firenze, and 170 km to Roma.

The area is ideal for bicycle riding , Rental & Tour Bike centers, less than 10 minutes drive near the lake. Fishing / surfing as other water activities are available in Lake Trasimeno, as are some Gourmet fish restaurants.
