The private pool is usually shared with anyone who uses the restaurant, which is open to the public under normal circumstances.

However, if you wish to book it exclusively for your own exclusive use, it may be possible for an extra 1000 euros/day. Please enquire if this is your wish.

Nonetheless, please be assured that the sunbeds for all your party have priority position besides the pool.

And the number of people who can use the pool is restricted to about 50 persons, unless exclusively booked by you, in which case, the number is unlimited re all your guests.

Pool: Open May to Oct :

When you book the whole villa, your sunbeds besides the pool are placed in a prioritized area, immediately besides the pool.

Restaurant/lounge/bar:

When you book the villa as a whole, you can arrange special deals with the restaurant on site to cater for you. The restaurant is a wonderful space to entertain yourselves and your guests.

Please note that unless you book the restaurant at least the day before for your whole group, it may not be open.

Of course, you can elect to eat together immediately outside your villa. Either you can book our private chef or you can order takeaways to be delivered to your door. To this end, we leave relevant contact info.

In addition, there are plenty of restaurants in the area, including La Fattoria, 1 km away.

Sometimes, at the w/ends, there may be a special event ie a birthday, an anniversary or a baptismal celebration. On these occasions, the restaurant will not be available to your party. But the bar is always open to your party .....and available to you from 10 am onwards every day. It will serve snack food.

If/when there is a special event during your stay, we will alert you in advance.

If You Decide To Book The Restaurant For A Special Event Eg Your Wedding Or Your Anniversary Or Your Reunion, Then, The Restaurant/bar/lounge Will Be Closed To The Public.

To enter Baiano By The Pool is to enter a fantasy world. Lavish, like a film set, it is gasp worthy.

A sensationally beautiful pool, lawns, white leather, lounge furniture and sun loungers dotted around, up a slight incline and you find a relaxing lounge bar/restaurant, overlooking this beauty spot. You are truly immersed in a sensual experience.

In the grounds, in addition to a childrens’ play area, there is a games area for adults. And, there is a paddle tennis court. Plus a volley ball court and 5 a side football pitch.

In the countryside. Outstanding world class scenery all around.

Your fabulous mansion house stands at the side of the pool. All yours, exclusively. At right angles to the lounge bar/restaurant, 3 minutes walk away, it contains 8 apartments :

5 suites each consist of :

1 sitting/dining room, 2 double bedrooms, 1 bathroom + a private outside space.

3 suites each consist of :

1 sitting/dining room, 1 double bedroom, 1 bathroom + a private outside space.

Washing machine in each apartment.

Having said that, Laurie and I are in our 70s and 80s and we Love it here! In the Italian culture, every age is welcomed, from the very tiny to the very old. And, everyone is beautiful, especially la mama !

You could not wish to be in a more fabulous spot for your holiday. Perfectly located in the centre of Umbria with every facility to hand.

A really popular activity is a truffle hunt. It starts with a beautiful morning walk through outstanding scenery. You arrive at the woods. You are taught how to hunt out the truffle. Then, the chef, Leonardo, who is guiding you, cooks up, alfresco, the most amazing truffle dish. And, you are treated to a slap-up truffle lunch with unlimited wine. Currently, this is No 1 favourite activity !

And / or you can be treated to a feast at Leonardo’s family home. With unlimited wine, about 30 euros/head.

However, all the activities we recommend are popular.

For instance, we offer all the usual activities such as wine and olive oil tastings.

All Activities Are Subject To Demand And The Season.

All our activities are much cheaper than those you see advertised on the internet. This is because we believe in sustainable tourism and all the profit goes directly into the pockets of the local people who prepare and present these activities – all totally authentic !
